Position Overview
We are seeking an experienced Estimator to produce accurate, competitive cost estimates and quantity takeoffs for a range of construction projects including civil, structural, mechanical, electrical, HVAC, plumbing and bridge work. The Estimator will lead bid preparation, manage cost databases, perform value engineering and risk assessments, and work closely with project managers, procurement and subcontractors to support winning proposals and profitable project delivery. Strong technical skills in blueprint reading, estimating software and construction methods are essential.
Key Responsibilities
- Perform detailed quantity takeoffs and prepare complete cost estimates for materials, labor, equipment, and subcontractor scopes across civil, structural and MEP disciplines.
- Develop and issue timely, professional bid packages and proposals, including bills of materials, scope narratives and pricing assumptions.
- Use on-screen takeoff and estimating software (On-Screen Takeoff, PlanSwift, Bluebeam) and BIM tools (Revit) to derive quantities and validate designs.
- Prepare estimates using industry cost tools and databases such as Sage Estimating, ProEst, RSMeans and HCSS HeavyBid; maintain and update internal cost database and cost models.
- Collaborate with project managers, engineers and superintendents to review drawings, specifications and contract documents and identify risks, exclusions and clarifications.
- Solicit, evaluate and negotiate subcontractor bids and vendor quotes; integrate subcontractor pricing into final estimates.
- Perform value engineering and constructability reviews to optimize cost and schedule while maintaining quality and scope.
- Create and manage change order estimates, track cost impacts and support contract negotiations.
- Coordinate with procurement and scheduling teams to align estimates with procurement lead times and project schedules (MS Project, Primavera P6).
- Conduct site visits and field verification as required to confirm quantities, site conditions and access constraints.
- Prepare bid summaries, cost breakdowns and executive-level estimate reports for senior leadership and clients.
- Ensure compliance with owner requirements and agency standards (including NCDOT and bridge-specific requirements where applicable).
- Support continuous improvement of estimating processes, templates and estimating best practices.
- Provide mentorship and technical guidance to junior estimators and drafting staff.
Qualifications
- Bachelors degree in Construction Management, Civil/Mechanical/Electrical Engineering or related field, or equivalent experience.
- 3+ years of estimating experience for construction projects; civil/bridge or heavy/highway experience preferred.
- Proven proficiency with estimating and takeoff software including On-Screen Takeoff, PlanSwift, Bluebeam, AutoCAD and Revit.
- Experience with estimating platforms such as Sage Estimating, ProEst, HCSS HeavyBid and RSMeans cost data.
- Strong competence in quantity takeoff, bill of materials creation, cost modeling, labor costing and material takeoffs.
- Familiarity with contract review, subcontractor management, procurement practices, change order management and value engineering.
- Experience with project scheduling tools (MS Project, Primavera P6) and integrating cost and schedule information.
- Excellent blueprint and plan reading skills and the ability to translate drawings into accurate estimates.
- Strong analytical, numerical and attention-to-detail skills, with the ability to work under tight bid deadlines.
- Effective communication and negotiation skills; able to coordinate with cross-functional teams and present estimates to clients and leadership.
- Experience with civil/site, structural, mechanical, electrical, HVAC, plumbing or concrete/earthwork estimating is highly desirable.
- Knowledge of industry standards, NCDOT procedures and bridge estimating practices is a plus.
- Proficiency in Microsoft Excel for building worksheets, costing models and reporting.
