Project Manager - Commercial Construction
Position Overview
We are seeking an experienced Project Manager to lead commercial construction projects from preconstruction through closeout. The ideal candidate will drive project delivery on time, on budget, and to quality and safety standards, coordinating contractors, consultants, and stakeholders while managing schedules, budgets, and risk.
Key Responsibilities
- Lead and manage commercial construction projects through all phases: preconstruction, procurement, construction, and closeout.
- Create, maintain and monitor detailed project schedules; coordinate trades and subcontractors to meet milestones.
- Oversee project budgets, cost forecasting, change order management, and financial reporting.
- Coordinate preconstruction activities including estimating, constructability reviews, value engineering, and bid coordination.
- Manage on-site construction activities, ensuring compliance with plans, specifications, quality standards and safety regulations.
- Serve as primary client and stakeholder interface; communicate progress, risks, and mitigation plans clearly and proactively.
- Review and administer contracts, subcontracts, RFIs, submittals, and other project documentation.
- Identify, assess, and mitigate project risks; resolve issues and conflicts to maintain project momentum.
- Ensure closeout deliverables including punchlists, warranties, O&M manuals, and final documentation are completed and handed over.
- Mentor and coordinate project team members and subcontractors to foster collaboration and high performance.
Qualifications
- Proven experience as a Project Manager on commercial construction projects; demonstrated ability to manage projects from preconstruction through closeout.
- Strong schedule management experience; proficiency creating and maintaining project schedules (MS Project, Primavera, or equivalent).
- Experience in commercial construction and preconstruction processes, including estimating and constructability reviews.
- Solid understanding of construction methods, code and safety requirements (OSHA or equivalent).
- Experience managing budgets, forecasting costs, and administering change orders and contracts.
- Excellent communication, leadership, negotiation and stakeholder-management skills.
- Familiarity with construction management software (e.g., Procore, PlanGrid) and standard office tools (Excel, Word).
- Relevant degree in Construction Management, Civil Engineering, Architecture or related field preferred; other relevant experience considered.
- Professional certifications such as PMP, CCM, or LEED (preferred but not required).
- Ability to work on-site regularly and travel as project needs require.
