Position Overview
The Director of Preconstruction will lead and scale the preconstruction function to drive accurate cost planning, risk mitigation, and winning proposals across healthcare, commercial, retail and hospitality markets. This role combines technical estimating expertise, strategic leadership and client engagement to shape constructable designs, optimize value engineering and position the company for profitable project wins. The Director will manage a team of preconstruction professionals, standardize processes and collaborate with estimating, design, operations and business development to support an active project pipeline.

Key Responsibilities

  • Lead and develop a high-performing preconstruction team including preconstruction managers, estimators and takeoff specialists; recruit, mentor and evaluate staff performance.
  • Develop and implement preconstruction strategies, standards and best practices to drive consistency, accuracy and efficiency across projects.
  • Oversee conceptual and detailed estimating, quantity takeoffs, unit costing and assembly-based cost models for projects in healthcare, commercial, retail and hospitality sectors.
  • Conduct constructability reviews, value engineering exercises and risk assessments to identify cost-saving opportunities and schedule impacts during design phases.
  • Manage the RFP/RFQ process, produce competitive and compliant proposals, and lead client presentations, clarifications and negotiations to secure work.
  • Collaborate closely with design teams, operations, subcontractors and suppliers to validate assumptions, refine scopes and ensure smooth transitions from preconstruction to construction.
  • Maintain and refine budgeting, forecasting and pipeline reporting for executive leadership; provide win/loss analysis and post-bid feedback.
  • Ensure compliance with code, regulatory and owner-specific requirements (including healthcare standards), and oversee cost contingencies and allowances.
  • Implement and promote technology, estimating software and BIM-enabled workflows to improve accuracy and collaboration.
  • Support business development efforts by providing pricing strategy, value propositions and technical credibility during pursuit activities.

Qualifications

  • Bachelors degree in Construction Management, Engineering, Architecture or related field; advanced degree preferred.
  • 10+ years of progressive experience in preconstruction or estimating with at least 5 years in leadership or director-level roles.
  • Demonstrated experience across healthcare, commercial, retail and hospitality projects with a strong understanding of sector-specific requirements and codes.
  • Proven track record of leading successful, competitive bids and delivering accurate cost models and budgets for complex projects.
  • Proficiency with estimating and takeoff tools (examples: ProEst, On-Screen Takeoff, Bluebeam), familiarity with BIM workflows and construction management platforms (e.g., Procore).
  • Strong financial acumen, including budgeting, cost-to-complete and risk contingency planning.
  • Excellent client-facing, negotiation and presentation skills with the ability to influence owners, designers and subcontractors.
  • Leadership skills with experience building teams, setting priorities, and driving cross-functional collaboration.
  • Professional certifications such as CCM, PMP, CCP or LEED are a plus.
  • Ability to travel to project sites and client meetings as required.
