Position Overview
We are seeking a detail-oriented Estimator to prepare accurate, competitive cost estimates for commercial construction projects with a focus on healthcare and tenant improvement work. The Estimator will produce quantity takeoffs, bid packages and cost analyses while ensuring compliance with OSHPD/HCAI requirements. This role supports preconstruction and bidding activities, works closely with project managers, subcontractors and clients, and contributes to value engineering and risk mitigation efforts.
Key Responsibilities
- Prepare detailed, line-item cost estimates and quantity takeoffs for commercial construction projects, including healthcare facilities and tenant improvements.
- Develop comprehensive bid packages, scope breakdowns and subcontractor solicitation documents; evaluate and compare subcontractor bids.
- Ensure estimates and bid submissions comply with OSHPD (Office of Statewide Health Planning and Development) regulations and HCAI requirements; prepare and submit required documentation for regulatory review.
- Collaborate with project managers, engineers, architects and subcontractors to clarify scope, resolve discrepancies and incorporate design changes into estimates.
- Perform value engineering and constructability reviews to identify cost savings and schedule optimizations while maintaining code and regulatory compliance.
- Maintain and update estimating databases, historical cost records and unit price libraries to reflect current market conditions and vendor pricing.
- Monitor market trends, material costs and labor availability; adjust estimates and assumptions accordingly and communicate impacts to leadership.
- Support preconstruction meetings, present estimate summaries to clients and internal stakeholders, and assist in negotiation of contracts and change orders.
Qualifications
- Minimum 3+ years of construction estimating experience; proven experience as an Estimator on commercial projects.
- Demonstrated experience with OSHPD-regulated projects and familiarity with the OSHPD submission process and documentation.
- Experience with HCAI requirements and related healthcare project compliance procedures.
- Strong proficiency with estimating software and digital takeoff tools (e.g., Planswift, Bluebeam, ProEst, Sage Estimating) and Microsoft Excel.
- Excellent analytical and mathematical skills with attention to detail and accuracy in pricing and quantity takeoffs.
- Working knowledge of construction methods, building codes and contract documents; ability to read and interpret plans and specifications.
- Strong communication and interpersonal skills for coordinating with clients, subcontractors and internal teams.
- Bachelors degree in Construction Management, Civil Engineering, Architecture or equivalent experience preferred; certifications such as Certified Professional Estimator (CPE) or equivalent are a plus.
- Nice to have: direct experience with Remodel, T.I. (Tenant Improvement) and other tenant/fit-out projects.
