Superintendent / Sr. Superintendent
Position Overview
We are seeking an experienced Superintendent / Sr. Superintendent to lead on-site construction operations for commercial, industrial and multifamily projects. The role is responsible for delivering projects safely, on schedule, within budget and to quality standards. You will manage subcontractors, coordinate trades and vendors, control costs, oversee QA/QC and safety programs, handle permitting and inspections, and drive project closeout and commissioning activities. This position requires strong leadership, field experience across concrete, structural steel, MEP and finishes, and proficiency with scheduling and construction management tools.
Key Responsibilities
- Lead and supervise all on-site construction activities, ensuring work is executed safely, efficiently and to specification.
- Develop, maintain and drive the construction schedule (MS Project, CPM/Primavera inputs) to meet milestones and coordinate sequencing of trades and deliveries.
- Manage subcontractors and craft labor performance, enforce contract requirements, and administer change orders and subcontract modifications.
- Implement and enforce safety programs (OSHA compliance), develop sitespecific safety plans, conduct toolbox talks and manage incident reporting and corrective actions.
- Perform QA/QC inspections, maintain quality control documentation, and coordinate thirdparty inspections and testing.
- Oversee materials procurement, logistics and supply chain coordination to ensure timely delivery and storage of materials on site.
- Coordinate all MEP trades (HVAC, plumbing, electrical) and interface with commissioning teams for startup and handover activities.
- Supervise heavy equipment, crane operations coordination, excavation/grading, formwork and concrete placement, steel erection and scaffolding systems.
- Prepare and review daily field reports, timekeeping records, RFIs, submittals, and maintain accurate site documentation using Procore, PlanGrid, Bluebeam or similar field reporting tools.
- Manage cost control activities including job cost tracking, forecasting, assisting with estimating, and supporting budget and change order negotiations.
- Ensure permitting, code compliance and coordination with local authorities, building inspectors and thirdparty agencies throughout the project lifecycle.
- Lead project closeout activities including punch list management, closeout documentation, warranty handover and postoccupancy support.
Qualifications
- 10+ years of progressive construction field experience; minimum 5+ years as a Superintendent or Sr. Superintendent on commercial, industrial or multifamily projects.
- Proven track record in site supervision, project management and construction management delivering projects on schedule and within budget.
- Strong knowledge of construction means and methods: excavation, grading, site layout and surveying, concrete formwork and placement, steel erection, framing/carpentry, finishes and fitout.
- Demonstrated experience coordinating MEP (HVAC, plumbing, electrical) installations and commissioning/startup activities.
- Competent in safety management with OSHA 30 preferred and demonstrated ability to develop and enforce site safety plans and incident reporting procedures.
- Skilled in construction scheduling (MS Project, CPM scheduling, Primavera), cost control, estimating and change order management.
- Experience managing subcontractors, contract administration, procurement, vendor/supplier coordination and supply chain issues.
- Familiarity with QA/QC inspection protocols, building codes, permitting and inspection processes.
- Proficiency with construction software and technologies: Procore, PlanGrid, Bluebeam, AutoCAD, BIM/Revit coordination and field reporting tools.
- Handson experience with crane operations coordination, heavy equipment oversight, scaffolding/access systems and site safety systems.
- Excellent communication and leadership skills, strong problemsolving aptitude, and ability to work with owners, architects, engineers and inspectors.
- Valid drivers license; ability to travel to multiple sites. Degree in Construction Management, Engineering or related field preferred; certifications (PMP, CCM or equivalent) are a plus.
