Superintendent - Multifamily/Senior Living Build (Redwood City, CA)

Position Overview
We are seeking an experienced Superintendent to lead on-site construction for a multifamily and senior living project in Redwood City. The Superintendent will oversee daily field operations to ensure work is completed safely, on schedule, and to the highest quality standards. This role requires a hands-on construction leader comfortable managing multiple trades, coordinating unit sequencing and turnovers for apartment-style and senior living units, and maintaining positive relationships with owners, architects, and subcontractors.

Key Responsibilities

  • Lead and manage all daily on-site construction activities for multifamily and senior living projects, including sequencing and turnover of apartment and senior living units.
  • Supervise and coordinate subcontractors, craft workers, and site labor to maintain productivity and quality standards.
  • Enforce and promote a strong safety culture; ensure compliance with company safety policies and OSHA regulations.
  • Monitor and drive the project schedule, identify delays, mitigate issues, and coordinate recovery plans with the project team.
  • Perform regular quality inspections, create and manage punch lists, and ensure all work meets contract documents and client standards.
  • Coordinate inspections, permits, submittals, RFIs, and document control; work closely with the project manager and design team to resolve field issues.
  • Manage material deliveries, on-site logistics, equipment usage, and staging to optimize workflow and prevent interference with resident-sensitive areas.
  • Communicate daily with the project manager, owners, architects, and subcontractors; provide clear progress reports and updates.
  • Mentor and develop on-site staff and foremen; enforce proper workmanship and trade coordination methods.
  • Maintain accurate field documentation including daily reports, safety logs, unit progress tracking, and change order documentation.

Qualifications

  • Minimum 7 years of superintendent or lead field supervision experience on multifamily or senior living construction projects.
  • Proven experience with apartment and senior living unit sequencing, turnovers, and resident-sensitive construction environments.
  • Strong knowledge of California building codes, life-safety systems, ADA requirements, and local permitting processes (Redwood City/San Mateo County a plus).
  • Demonstrated ability to deliver projects on schedule and within budget while maintaining a high level of quality.
  • Valid drivers license and reliable transportation; ability to work on-site in Redwood City and surrounding areas.
  • OSHA 30 certification and First Aid/CPR preferred; familiarity with company safety programs.
  • Proficient with construction management software (Procore, PlanGrid, or similar) and strong documentation skills.
  • Excellent leadership, communication, and conflict-resolution skills; ability to coordinate multiple trades and stakeholders.
  • Trade background (carpentry, concrete, MEP) or construction management degree is preferred.
  • Candidate should have hands-on experience with large unit counts and complex multifamily/senior living systems.
