Superintendent
Position Overview
The Superintendent will lead day-to-day site operations to deliver safe, ontime, onbudget construction projects that meet quality and specification requirements. This role manages schedule and resources, coordinates trades and subcontractors, enforces safety and regulatory compliance, controls cost and change, and drives commissioning, closeout, and client handover.
Key Responsibilities
- Oversee all onsite construction activities and supervise field personnel, subcontractors, vendors and suppliers to ensure work is executed to plan, budget and quality standards.
- Develop, maintain and drive the project schedule using CPM methodologies; prepare and update schedules in Primavera P6 and MS Project to track critical path and milestones.
- Coordinate subcontractor scope, performance, and interfaces; manage submittals, RFIs, progress, and subcontractor compliance with contract requirements.
- Control project cost and budget through monitoring, forecasting and reporting; identify cost-saving opportunities and support cost estimating and value engineering efforts.
- Manage change order process: document, negotiate, and track impacts to scope, schedule and budget.
- Perform quality control inspections and QA/QC oversight to ensure compliance with drawings, specifications and industry standards.
- Ensure safety management and OSHA compliance on site; lead toolbox talks, safety audits, incident investigations and corrective actions.
- Coordinate MEP installation and integration (HVAC, plumbing, electrical, fire protection) including commissioning activities and system turnover.
- Oversee concrete construction, formwork, rebar, steel erection, precast installation, piling, foundations, shoring and scaffolding operations.
- Plan and supervise logistics, material handling, procurement followup, staging and storage to optimize sequence and minimize rework.
- Direct crane operations and rigging activities, ensuring qualified rigging plans and lift procedures are followed.
- Manage surveying, layout and as-built verification; coordinate with surveyors and BIM/3D model deliverables.
- Use BIM tools (Revit, Navisworks) and construction drawings/AutoCAD to coordinate clashes, sequencing and installation details.
- Apply construction software platforms (Procore, ACONEX, PlanGrid) for document control, reporting, submittals and daily logs.
- Prepare regular progress reports, earned value management summaries and executive updates for stakeholders and owners.
- Ensure permitting, environmental compliance and site inspections are completed and documented.
- Implement lean construction practices to improve productivity, reduce waste and accelerate schedule.
- Lead project closeout activities including punch list management, final inspections, commissioning documentation, O&M handover and warranty coordination.
- Foster positive stakeholder relationships with owners, design teams, inspectors, and community representatives to address concerns and maintain project momentum.
Qualifications
- Bachelors degree in Construction Management, Civil Engineering, Architecture or related field preferred; equivalent experience considered.
- Minimum 8-10 years of progressive construction experience with at least 3-5 years in a superintendent or senior field leadership role on commercial, industrial or infrastructure projects.
- Proven experience with CPM scheduling and schedule control; hands-on use of Primavera P6 and MS Project required.
- Strong cost control and estimating capabilities; experience with budgeting, forecasting, change order management and earned value management.
- Demonstrated knowledge of quantity surveying, contract administration, subcontractor management and procurement.
- Expertise in reading and interpreting construction drawings, specifications and building codes; familiarity with structural systems and concrete construction.
- Hands-on experience with formwork, rebar, steel erection, precast, piling/foundations, shoring/scaffolding and heavy civil trades.
- Experience coordinating MEP systems (HVAC, plumbing, electrical, fire protection) and overseeing commissioning.
- Proficiency with BIM (Revit, Navisworks), AutoCAD and construction management platforms (Procore, ACONEX, PlanGrid).
- Strong QA/QC, safety and regulatory knowledge including OSHA standards, permitting and environmental compliance.
- Excellent communication, leadership, problem-solving, and stakeholder management skills; proven ability to lead multidisciplinary field teams.
- Valid driver's license and ability to work at heights and in variable site conditions; ability to travel between sites as required.
- Certifications preferred: OSHA 30, PMP/CCM or equivalent, First Aid/CPR; professional licensure or trade certifications are a plus.
