Superintendent
Position Overview
We are seeking an experienced Superintendent to lead on-site management for complex construction projects with a focus on multi-year large scale site work projects. The Superintendent will ensure safe, timely and high quality execution of work, coordinate subcontractors and trade partners, maintain schedules and budgets, enforce quality control and safety standards, and act as the primary on-site representative for the owner and project management team.
Key Responsibilities
- Oversee day-to-day site operations, including coordination of trades, material deliveries and site logistics to maintain project schedule and productivity.
- Manage site work activities, ensuring compliance with approved plans, specifications and permit requirements.
- Supervise subcontractors and field crews, ensuring quality workmanship, adherence to safety protocols and timely completion of tasks.
- Monitor project schedule and milestones; proactively identify and mitigate delays and bottlenecks.
- Communicate regularly with project managers, owners, architects and engineers to report progress, address issues and implement corrective actions.
- Enforce site safety programs and OSHA standards; conduct toolbox talks, site inspections and safety audits.
- Maintain accurate daily reports, RFI logs, submittals, asbuilt documentation and progress photos.
- Control onsite quality assurance and quality control processes; review work for compliance with contract documents and industry standards.
- Manage site budgets and cost controls in collaboration with project management; track labor, materials and equipment usage.
- Mentor and lead field staff, promote teamwork and maintain high standards of professionalism and customer service.
Qualifications
- Proven experience as a Superintendent on commercial construction projects; specific, demonstrable experience with large multi-year construction projects and site work is required.
- Minimum 7+ years of progressive field experience in construction supervision or comparable roles.
- Strong knowledge of construction means and methods, reading drawings, specifications and construction documents.
- Proven ability to manage subcontractors, coordinate multiple trades and lead diverse field crews.
- Demonstrated experience maintaining project schedules, preparing daily reports and managing site documentation.
- Working knowledge of construction safety standards (OSHA) and ability to implement site safety programs.
- Proficient with construction management software and scheduling tools (Procore, MS Project, Primavera or similar) and basic office software.
- Excellent communication, leadership and problem solving skills; proven ability to interface with owners, design teams and regulatory agencies.
- Valid driver's license and ability to travel to project sites as required.
- Preferred: experience in multifamily, luxury residential and condominium projects; familiarity with high-end finishes and resident-oriented scheduling.
