Superintendent - Multifamily
Position Overview
We are seeking an experienced Superintendent to oversee day-to-day construction activities on garden-style multifamily apartment projects. The Superintendent will ensure timely, safe, and high-quality delivery of apartment units, manage site staff and subcontractors, coordinate unit turnovers, and maintain clear communication with project management and property teams. This role requires hands-on leadership, strong technical knowledge of multifamily construction, and the ability to mentor an Assistant Superintendent.
Key Responsibilities
- Direct and supervise on-site construction activities across multiple apartment units and common areas to meet schedule, budget, and quality targets.
- Manage, coach, and coordinate crews and subcontractors; assign daily tasks and maintain productivity on site.
- Oversee unit turnovers including punch lists, final inspections, and coordination with property management for resident move-ins.
- Work closely with the Assistant Superintendent to delegate responsibilities, provide training, and ensure continuity of operations.
- Read and interpret plans, specifications, and schedules; implement work sequences and plans for garden-style multifamily buildings.
- Conduct regular quality inspections and enforce workmanship standards; correct deficiencies and document progress.
- Ensure site safety compliance (OSHA and company policies), lead toolbox talks, and maintain a safe working environment.
- Coordinate procurement, material deliveries, equipment, and site staging to minimize delays and waste.
- Track daily logs, production reports, manpower, and progress; communicate updates to Project Manager and stakeholders.
- Manage change orders on site, verify costs and labor impacts, and assist with budget control as directed by project management.
Qualifications
- 5+ years of hands-on Superintendent experience on multifamily apartment projects, preferably with garden-style buildings and multiple-unit turnovers.
- Proven ability to supervise and develop an Assistant Superintendent and on-site crews.
- Strong knowledge of construction methods, trades, scheduling, and quality control specific to apartments and multifamily construction.
- Proficient in reading blueprints, specifications, and construction documents.
- Familiarity with construction scheduling software, daily reporting, and basic project budgeting.
- Working knowledge of local building codes, permit processes, and OSHA safety regulations; OSHA 10 or 30 certification preferred.
- Excellent leadership, communication, and problem-solving skills with a focus on teamwork and customer service.
- Valid drivers license and reliable transportation to travel between sites as required.
- High school diploma or equivalent required; technical degree or construction-related certification is a plus.
- Preferred skills: Superintendent, Construction, Multifamily, Apartments, Garden Style, Units, Assistant Superintendent experience.
