Sr Project Manager - Development, Affordable Housing

Position Overview
We are seeking an experienced Senior Project Manager focused on development for affordable housing projects. The role is responsible for leading projects from acquisition and financing through design, construction and stabilization, ensuring projects are delivered on time, on budget and in compliance with regulatory and funding requirements. The ideal candidate brings deep expertise in real estate development, project financing, design coordination and construction management, and will act as the primary point of contact for internal teams, partners, lenders and public agencies.

Key Responsibilities

  • Lead project planning and execution across the development lifecyclefrom site acquisition, entitlements and financing to design, construction and lease-up/stabilization.
  • Develop, manage and monitor project budgets, pro formas and cash flow; coordinate financing strategies and lender/investor relations.
  • Prepare and manage project schedules; coordinate design, permitting and construction activities to meet milestones and mitigate delays.
  • Manage procurement, trades and consultant selection; negotiate contracts, scopes of work and change orders.
  • Ensure compliance with regulatory, funding and reporting requirements (local codes, housing agency requirements, and funding program rules).
  • Coordinate with architects, engineers, general contractors and consultants to maintain design intent, quality and cost control.
  • Identify, assess and mitigate project risks; implement corrective actions and maintain contingency management.
  • Lead stakeholder communication and reportingincluding internal leadership, boards, lenders, funders, community partners and public agencies.
  • Oversee closeout activities including occupancy/delivery, final draws, lien waivers, warranties and project documentation.
  • Mentor and coach junior project staff; build and maintain a high-performing project team and promote best practices in development and construction management.

Qualifications

  • Bachelors degree in Construction Management, Real Estate, Architecture, Engineering, Business, or related field; advanced degree a plus.
  • Minimum 5 years of progressive experience in real estate development or construction management, with demonstrated responsibility for multifamily or mixed-use projects.
  • Proven expertise in development, financing, design coordination and construction management across the full project lifecycle.
  • Strong financial acumen and experience preparing and managing pro formas, budgets, cash flows and lender draws.
  • Demonstrated experience interfacing with lenders, investors, public agencies and funding partners.
  • Excellent knowledge of construction contracts, procurement, project scheduling and cost control.
  • Superior communication, negotiation and stakeholder management skills; ability to lead cross-functional teams.
  • Comfortable using project management and financial software (e.g., MS Project, Procore, Yardi, Excel financial modeling).
  • PMP, CA, or similar certifications and membership in professional organizations are a plus.
  • Experience with Affordable Housing programs and Low-Income Housing Tax Credit (LIHTC) is highly desirable but not required.
