Building Envelope Project Manager - Queens, NY
Based in Bayside, Queens we are a top-rated engineering consulting firm specializing in building envelope restoration, facade rehabilitation, roofing systems, waterproofing, structural assessments, and property condition investigations for commercial, residential, and institutional facilities.
We're seeking a Building Envelope Project Manager with experience managing facade restoration, roofing, waterproofing, leak investigations, and building condition assessment projects. This role will oversee projects from initial inspection through design, bidding, permitting, and construction administration while serving as a trusted advisor to property owners, facility managers, and contractors.
Role and Responsibilities:
- Manage building envelope restoration projects involving facades, roofing systems, waterproofing, windows, balconies, parking structures, and exterior building components
- Perform property condition assessments, leak investigations, envelope evaluations, and diagnostic field inspections
- Lead Local Law 11 and FISP compliance projects from inspection through report preparation and repair implementation
- Develop repair recommendations, construction documents, specifications, bid packages, and project reports
- Coordinate with property owners, condominium boards, facility managers, architects, contractors, and municipal agencies
- Review contractor bids, evaluate proposals, and support contractor selection processes
- Manage permitting, regulatory approvals, and project coordination with agencies including NYC DOB and related authorities
- Perform construction administration, site visits, progress inspections, quality control reviews, and project closeout activities
- Monitor project schedules, budgets, client expectations, and overall project performance
- Ensure projects comply with applicable building codes, safety requirements, and industry standards
Qualifications:
- 8-10 years of experience in building envelope consulting, exterior restoration, facade engineering, roofing consulting, or related fields
- Experience managing Local Law 11 and FISP projects
- Strong knowledge of facade systems, roofing systems, waterproofing, balconies, windows, parking garages, and exterior building assemblies
- Experience performing leak investigations, field inspections, condition assessments, and diagnostic evaluations
- Ability to prepare specifications, reports, bid documents, and repair recommendations
- Experience coordinating contractors, clients, consultants, and regulatory agencies
- Strong project management, communication, client-facing, and organizational skills
- Knowledge of NYC building codes, permitting processes, and construction administration practices preferred
