Superintendent Custom Residential (Design-Build)
Position Overview
We are seeking an experienced Superintendent to lead on-site execution of design-build custom residential projects. The Superintendent will be responsible for day-to-day field supervision, quality control, schedule and budget management, and client communication for custom homes. This role requires deep knowledge of residential construction and custom build processes, strong leadership to manage subcontractors, and the ability to coordinate closely with design and project management teams to deliver exceptional, client-focused results.
Key Responsibilities
- Oversee all on-site construction activities for custom residential projects, ensuring work meets drawings, specifications and quality standards (custom home focus).
- Coordinate and manage subcontractors, trades, and on-site personnel to maintain a productive, safe work environment.
- Implement and maintain project schedules, track milestones, and proactively resolve schedule risks to meet delivery targets in a design-build setting.
- Conduct daily site supervision and walkthroughs, perform quality inspections, and address deficiencies promptly.
- Collaborate with design-build teams (architects, engineers, project managers) to ensure design intent is executed and constructability issues are resolved.
- Manage change orders, field directives and communicate cost or scope impacts to project management and clients.
- Maintain accurate site documentation including daily reports, RFIs, submittals, inspection logs, and photo records.
- Ensure compliance with all local building codes, permit requirements and safety regulations, and lead toolbox talks and safety initiatives.
- Coordinate inspections with municipal authorities and third-party inspectors and address any correction items.
- Lead client meetings and walkthroughs, maintaining clear and professional client communication from pre-construction through close-out.
- Prepare and manage punch lists, oversee final closeout, and ensure project handover meets quality and client expectations.
- Assist in forecasting labor & material needs, and support project managers in monitoring project budget and resource allocation.
Qualifications
- Minimum 5+ years of field experience as a Superintendent on residential custom build projects, with proven experience in design-build delivery.
- Demonstrated experience managing custom homes and high-end residential construction; hands-on superintendent capabilities required.
- Strong knowledge of residential construction methods, building codes, and permit processes.
- Proven ability to read and interpret architectural and engineering drawings, specifications, and shop drawings.
- Excellent leadership and subcontractor management skills with a focus on quality control and client satisfaction.
- Effective communicator with strong written documentation skills and experience leading client walkthroughs and meetings.
- Proficient with construction management software (Procore, Buildertrend, or equivalent), scheduling tools and Microsoft Office.
- Valid drivers license and reliable transportation; OSHA 10/30 or equivalent safety training preferred.
- Ability to manage multiple priorities, solve on-site problems quickly, and maintain composure under pressure.
- Nice to have: experience with large-scale luxury mansions and complex renovation projects; familiarity with high-end finishes and custom millwork.
