Project Manager - Commercial & K-12 Construction
Position Overview
We are seeking a hands-on Project Manager to lead commercial construction projects with an emphasis on K-12 education facilities. The role is responsible for planning, executing, and closing projects delivered by a general contractor, ensuring work is completed on schedule, within budget, and to a high standard of quality and safety while minimizing disruption to school operations and stakeholders.
Key Responsibilities
- Lead full project lifecycle from pre-construction through close-out for commercial and K-12 construction projects.
- Develop and manage project schedules, budgets, cost forecasts, and cash flow to ensure timely, on-budget delivery.
- Coordinate and supervise subcontractors, vendors, and on-site teams; enforce quality control and safety standards.
- Serve as primary client and owner representative, maintaining clear, professional communication with school districts, facility managers, architects, and stakeholders.
- Manage procurement, change orders, and contract administration in coordination with project stakeholders and the general contractor team.
- Conduct regular site inspections, progress meetings, and document project progress, risks, and mitigation plans.
- Ensure compliance with applicable building codes, permitting requirements, and safety regulations (including OSHA standards).
- Prepare and deliver project reports, close-out documentation, warranties, and as-built drawings at project completion.
- Implement strategies to minimize disruption to school operations during occupied renovations and coordinate work during off-hours as needed.
- Resolve project issues and disputes promptly, escalating when necessary to maintain schedule and budget integrity.
Qualifications
- Minimum 5 years experience managing commercial construction projects; demonstrated experience with general contractor operations and K-12 school projects strongly preferred.
- Proven experience with pre-construction planning, scheduling tools (MS Project, Primavera), and construction management platforms (Procore, PlanGrid, or similar).
- Strong knowledge of commercial construction practices, building codes, permitting processes, and OSHA safety requirements.
- Excellent communication, leadership, and stakeholder management skills with experience coordinating with school districts and education facility personnel.
- Demonstrated ability to manage budgets, change orders, cost control, and subcontractor relationships.
- Certifications such as PMP, CCM, OSHA 30, or LEED are a plus.
- Valid drivers license; ability to pass background checks and meet requirements for working on K-12 occupied campuses.
