Base Salary: $70,000-$90,000 + Commission
Position Overview
Are you a relationship-driven sales professional with a proven track record in property management business development? Do you have an established network of multifamily owners and investors, or a history of successfully winning third-party management contracts?
A rapidly growing and highly respected property management company is seeking a Business Development Manager to drive the acquisition of new fee-managed multifamily communities throughout the Nashville market and surrounding areas.
This is a high-impact role where you'll be responsible for identifying opportunities, building relationships with ownership groups, and helping expand an already successful management platform.
Key Responsibilities
- Identify and pursue new business opportunities for property management services across multifamily, mixed-use, and other asset classes, building a qualified sales pipeline to meet revenue targets.
- Develop and articulate a clear value proposition and tailored proposals for prospective clients, including fee-managed and third-party management arrangements.
- Lead the full sales cycle: prospecting, qualification, RFP response, proposal development, presentations, negotiation, and contract execution.
- Build and maintain strong relationships with owners, investors, brokers, and third-party partners to generate referrals and long-term client partnerships.
- Coordinate with operations, accounting, leasing, and asset management teams to design transition plans, ensure successful onboarding, and set performance expectations for new accounts.
- Manage third-party relationships, including oversight of fee-managed contracts, service level agreements, and performance monitoring to protect margin and service quality.
- Analyze market trends, competitor offerings, and local performance metrics to refine target strategies and pricing models.
- Maintain accurate sales forecasting and CRM records; prepare regular pipeline and performance reports for senior leadership.
- Represent the company at industry events, conferences, and networking functions to raise brand awareness and source new opportunities.
Qualifications
- Bachelors degree in Business, Real Estate, Finance, or a related field preferred; equivalent experience accepted.
- Minimum 3 years of business development or sales experience within property management or real estate services, with a proven track record of winning new accounts.
- Direct experience with property management operations and third-party/fee-managed account structures, ideally in the multifamily sector.
- Strong understanding of fee models, contract terms, and the ability to build financial proposals and ROI analyses for owners and investors.
- Excellent interpersonal, presentation, negotiation, and written communication skills; comfortable leading executive-level conversations.
- Proficient with CRM systems (e.g., Salesforce) and Microsoft Office; experience producing sales forecasts and pipeline reports.
- Self-motivated, organized, and able to manage multiple deals and priorities in a fast-paced environment; willingness to travel as needed.
- Demonstrated ability to collaborate cross-functionally with operations and deliver against client service commitments to drive retention and growth.
